| The operation by which a bank puts a certain sum at the disposal of the beneficiary in exchange for linking a real estate property to the payment of the debt. The beneficiary pays interest to the bank at agreed rates and pays back the amount borrowed by a certain fixed date. |
| The linking of the real estate property to the loan is called a "MORTGAGE", and this is a real guarantee that gives the creditor the right to be paid by the value of the mortgaged asset belonging to the debtor or a third party. In such cases the creditor has preference over other parties who do not have special privileges or property registration privileges. |
